Raplor’s journey began in August 2020, when longtime friends LeahPoldoski andCoreyGindorff took the leap to start their roofing business from a humble living room. They were determined to build a company grounded in quality, community, and integrity. “We took just enough to live on and reinvested everything back into the business,” recalls Leah, reflecting on those early days when every penny counted. Without loans or outside investors, the founders grew Raplor organically, maintaining complete control over their vision and establishing a sense of accountability from the very beginning. Leah’s background in interior design, combined with experience in marketing, event coordination, and photography, brought a fresh perspective to an industry traditionally dominated by those with construction backgrounds. Corey, who started working in the trades at just 13, brought more than 25 years of hands-on expertise in project management and leadership. “I’ve spent so much time in the field that I can easily assess a person’s work ethic and skill,” says Corey, emphasizing the importance of trust and experience in their approach. While Raplor began as a roofing company, it quickly evolved into a full-service general contractor. Today, they manage everything from framing to finish carpentry with an in-house team of skilled tradespeople. This growth was a natural progression, driven by demand, trust, and the founders’ commitment to delivering end-to-end quality on every project. “Roofing may be where we started,” Corey shares, “but we’ve built a team that can handle every phase of construction with the same high standards we’ve always held ourselves to.” APRIL 2025

Today Raplor specializes in both residential and commercial projects in Minnesota, tackling projects of all sizes. When it comes to their roofing projects, specifically, they’ll do everything from a 15-square asphalt roof to a 30,000 square foot commercial flat roof. Their team of certified, insured journeymen is key to maintaining the highest standards. Raplor’s success goes beyond just craftsmanship. Their strong commitment to community is evident through initiatives like The Giving Roof, which provides roofing services and resources to nonprofits. They also focus on sustainability, using eco-friendly materials like Malarkey shingles, which help reduce smog and landfill waste. Among their notable projects is the roof restoration of Faith Covenant Church in Burnsville, MN. Raplor combined asphalt and standing seam metal roofing, including a custom-fabricated, backlit cross that beautifully balanced modernity and tradition. Leah remembers, “Rebuilding that cross was a highlight. It took precision and a lot of creativity to make it work with the steep pitch of the roof.” Another project, at Club 300 & Nucky’s Speakeasy in Anoka, MN, saw Raplor restore a slate roof using Vermont slate and true copper flashings, preserving the building’s historical integrity while ensuring its durability for years to come. One of Raplor’s most challenging projects was for Kronick Industries. After a snow collapse damaged their structure, Raplor was tasked with a complete rebuild, requiring innovative engineering solutions. They installed glulam beams, reinforced purlins, and concrete pillars to withstand future snow loads. The new roof decking, crafted from tongue-and-groove Douglas fir, was overlaid with 60-mil reinforced EPDM for THE CONSTRUCTION SOURCE AMERICA - EAST

added durability. “It was a challenging project, but we found creative solutions to ensure the roof was stronger than ever,” says Leah. What truly sets Raplor apart, though, is their commitment to relationships. In an industry often plagued by mistrust, Raplor’s founders were determined to change the narrative. “We started Raplor to change the reputation of contractors in our industry,” Leah explains. Their business model relies heavily on word-of-mouth referrals rather than traditional marketing. Corey adds, “Every job we get is referral-based. MDSzerbaty Associates Architecture (MDSA) has built an impressive legacy over four decades that began when co-founders Herbert Beckhard, FAIA, and Frank Richlan, AIA, established the firm in 1982—succeeding the office of the late Marcel Breuer, one of the most pioneering figures in 20th century architecture. This early period set the tone for a firm that would push boundaries and garner international acclaim. As current partner Michael Freedman says, “Every project is an opportunity to make a meaningful impact. Whether it’s a pre-K center, a community center, or an assisted living facility, we’re always striving to improve the environment for those who use the space. Michael Szerbaty joined in 1985, and his contributions quickly became integral to the firm’s evolution. Rising from associate in 1991 to partner by 2000, Szerbaty played a key role in guiding the company through significant transitions. Following the untimely passing of the founding partners in 2003, he assumed leadership and steered the transformation of the firm, renamed MDSzerbaty Associates Architecture. Michael Freedman, who joined the firm in 2000 and became partner in 2014, now serves as Principal and Design Director. a High School Annex in schematic design. These projects sit alongside past successes, such as the transformative $178 million resiliency initiative at Bayside Houses in Arverne, Queens. That project involved designing and constructing 10 new buildings housing essential electrical services and standby generators, as well as a 5,200-foot-long floodwall seamlessly integrated into landscaped berms, protecting over 6,000 residents across 1,395 apartments in 24 buildings. Another notable project was the adaptive reuse of 95,000 square feet in a Manhattan high‑rise, where a former hospital was transformed into a primary school—a clear demonstration of MDSA’s versatility and forward-thinking design philosophy. A signature project for the firm is the Mosaic Pre-K Center at the New York Hall of Science (NYSCI). This 33,000-square-foot new building project, surrounded by parkland, required a highly collaborative effort among multiple city agencies and NYSCI, providing a rich example of MDSA’s ability to navigate complex stakeholder environments. “Navigating diverse perspectives can be challenging, but we see these moments as opportunities to refine our design through meaningful dialogue,” Freedman remarks. The project not only reimagined early childhood education spaces but also earned prestigious accolades from AIA New York State, the Precast Concrete Institute (PCI Northeast), and the Queens Chamber of Commerce. These awards underscore the project’s outstanding design, technical innovation, and profound community impact, and they serve as a testament to MDSA’s commitment to creating environments that inspire and uplift. These projects highlight LUSH’s ability to combine efficiency with sustainability, drawing attention fromadvocates at the local level up to the national economic council at the White House as an economic model that can be scaled across the nation. The Langley project similarly demonstrated the use of sustainable materials and energyefficient designs. “Each project builds on what we’ve learned,” RJ emphasizes. He underscores the company’s motto, which is ‘Rethinking how we build homes.’ Living up to that motto means continually evolving with every build. Some of the key differentiators of the LUSH systems are: The whole framed structure is built out of ¾ plywood and assemble to the sheeting with a rubber malt. Framing is 6x12” and allows for open spans with no trusses/load bearing walls up to 30 feet. approach, RJ explains, “We build at a contractor’s square footage, meaning all usable space, including unfinished basements and garages. We currently can build homes between $150 and $250 per square foot turnkey, compared to $300 to $350 per square foot from most regional builders. That’s a point of pride for us knowing that our system already beats over 150 years of traditional construction and is continuing to get even more efficient.” This commitment to accessible and affordable housing aligns with LUSH’s mission to revitalize communities. Building on its success in Milwaukee, where vacant lots are being transformed into livable, customizable homes, LUSH is now expanding into larger-scale developments. “There are about 3,000 vacant lots in Milwaukee. We want to tackle that head-onbybuildingattainable, starter homes to breathe new life into neighborhoods,” RJ shares. Thurston Woods, where RJ’s greatgrandfather first set down roots from Germany, remains significant to the family. “Thurston Woods is special to us,” RJ reflects. “It’s where our roots are, and it’s meaningful to contribute to its future.” The homes LUSHbuilds are designedwith flexibility in mind, capable of reaching up to three stories while maintaining affordability and environmental efficiency. At the same time, LUSH is involved in a multi-home development in Ozuakee, a 100-acre project that represents the company’s ability to APRIL 2025

scale its values on a larger stage. “We’re excited to be part of this development that will feature 150 homes and community-focused spaces, including an athletic center and accessible housing for individuals with disabilities,” RJ explains. This phased development also includes commercial components designed to foster inclusivity and economic opportunity, with many jobs being staffed by individuals with disabilities. “It’s an exciting project, one that aligns with our values of sustainability and community well-being,” RJ adds. LUSH’s focus on fostering long-term partnerships plays a vital role in its success. shift producing LUSH Kits which will in turn lower overhead. “Our phased scaling approachmaintains quality while gradually increasing output,” RJ notes. “It’s the only way to ensure long-term success through up and down markets.” LUSH’s core commitment to sustainability is evident in its operations. “We waste nothing,” RJ emphasizes. “It’s a closed-loop approach that’s deeply embedded in our manufacturing process.” Parts that are not used in the kits are made into pallets, chairs, horsejacks, and shavings are collected for barn animals. Participants typically begin with one to three homes under guided supervision.
